How I Turned a "Junkyard" into a $670k Profit
Double the value of a property in 12 months or less
Below are some “before” photos of my building on Goldenrod St. in Leeds, AL:

The Backstory:
My broker brought me this 28,000 square foot building:
The Purchase Price: $1.075 million (~$39/sq ft).
The Tenant/Owner: The owner had been there for 15 years in the auction business. The place was so packed with "inventory" that was going to take several months to clear out.
The “No Money Down” Strategy:
I needed $275,000 in equity.
Instead of giving up ownership to outside partners, I sat down with the seller.
I showed him how financing the down payment would save him $100,000 in capital gains tax (your membership the CRE Collective will include this document).
He agreed to a sale-leaseback, paying me $10,500/month in rent while he cleared out his stuff.
The Transformation:
We started on $100,000 in renovations once the tenant moved out.
Painted the building my signature dark grey and matte white for a professional look.
Doubled the capacity by adding two extra roll-up doors (which I actually salvaged for free from an eminent domain site!).
Fixed the loading dock area that had basically turned into a stagnant pond.
Scraped the old concrete and repaved with fresh gravel for a brand-new look.
The Result:

In just 12 months, the rent jumped from $10,500 to $17,000 a month.
I’ve already received offers for $1.9 million.
After paying off the seller's second mortgage and all debts, I’m looking at roughly $670,000 in profit (after rehab/fees/interest).
The Lesson:
I didn't use my own cash for the down payment, and I funded the renovations through a life insurance policy loan.
